Overview
Winners Circle is a well-established RV park with a robust long-term tenant base and recurring cash flows. The property has 88 full hookup pads and three permanent rental units. It operates on a community business model, with 90% of its tenants being long-term residents. This investment opportunity has stabilized cash flow with significant growth potential by adjusting under-market site rents and offering a lower-risk expansion project. Value-Add Strategy: Winners Circle has an anticipated hold period of 48 months, during which we will undertake a 9-month expansion of 85 pads. By acquiring Winners Circle with existing site plan approvals, we mitigate this risk, save an invaluable 18 to 24 months, and reduce costs. We conservatively estimate a stabilization period of 12 months following the completion of construction. We expect to complete a comprehensive refinance in October 2026 that will return over 50% of the initial invested capital. Our expected sale date is February 2029.
